About Ponderosa

We would like to introduce ourselves to you.  We have been managing single family homes, condominiums, apartments and commercial properties in Southern California since 1978.

PREPARE PROPERTY FOR MARKETING

  • The property is prepared to appeal to the best residents
  • We compile a list of all recommended work and secure the best prices
  • We review this list with the property owner and supervise the work they authorize

GET IT RENTED

  • We prepare and place ads in the appropriate outlets
  • We place a sign in front of the property
  • A description of the property is placed on our phone service
  • All leads are professionally pursed on a daily basis
  • The property's best features are emphasized to each prospect

SCREEN THE APPLICATIONS

  • We contact the applicant's employer and confirm the income
  • We contact the applicant's landlord and verify the rental history
  • We verify the applicant's credit report
  • We confirm that the applicant has no prior evictions in California
  • We contact the owner of the property, share our findings and make our recommendations 

MOVE THE NEW TENANTS IN

  • We prepare all appropriate agreements and contracts
  • We inspect the property with the tenant and document it's condition at the time of move-in
  • Move-in rent and security deposit is collected in the form of a cashier's check

COLLECT YOUR RENT

  • We pursue your client's rents until collected in full
  • Negative payment trends are responded to before bad habits form
  • We serve 3-day notices to pay rent as early as the 2nd day of the month
  • Regular rent analysis and raises when appropriate

MAINTAIN YOUR PROPERTY

  • We schedule and coordinate all work orders for repairs
  • We supervise and inspect repairs and maintenance

  • We perform regular physical inspections
